Recurring programs
Recurring window cleaning programs
A cleaning program takes the windows off your to-do list. We agree the schedule and the budget in advance, a consistent crew comes back on the dates we set, and the glass stays clear between visits instead of being cleaned in a rush before an inspection or an event. Programs run for homes, storefronts, offices, hotels and managed buildings across all five boroughs.

What a program includes
- Interior and exterior glass, frames and sills on every scheduled visit
- A schedule agreed in advance and built around your hours, nights and weekends included
- A consistent crew, so the people at your door already know the property
- A predictable budget, agreed before the first visit
- A Certificate of Insurance issued to building management before work begins
Exterior work can be part of the same plan. Pressure washing of facades, sidewalks and decks is available as a one-time job or as part of a recurring exterior maintenance program; see power washing.

How often: typical schedules
- Homes, condos and townhouses: twice a year, in spring and fall
- Storefronts and restaurants: monthly or quarterly
- Offices: monthly or quarterly
- Hotels and guest-facing venues: monthly or quarterly, cleaned off-hours
- Managed buildings and portfolios: agreed building by building
These are starting points. How fast glass gets dirty depends on foot traffic, nearby construction, trees and weather, and a storefront on a busy avenue rarely needs the same schedule as an office twenty floors up. We recommend a schedule for your property when we assess it, and the program is built around it.
Why a schedule works better than calling when it's bad
Windows rarely get cleaned at the right moment when nobody owns the job. Someone notices the glass is dirty, a vendor has to be found, the building asks for insurance paperwork, and the cleaning happens a week before the inspection or the event, if it happens at all.
A program replaces that with a calendar. The budget is known in advance, the paperwork is settled before the first visit, and the crew arrives on the agreed dates. For a property manager, that's one less vendor to chase. For a restaurant or a shop, it means the front stays presentable every week, not just the day after a cleaning.

What to tell us when you ask for a program
The more we know up front, the closer the first quote is to the final program:
- The property type and address, or the list of properties
- Roughly how many windows and how many floors
- How often you'd like visits, or what's gone wrong with the current schedule
- The hours when work is possible and the times to avoid
- Your building's insurance requirements and the management contact
- Any exterior surfaces you'd like included, such as a sidewalk or a facade

Setting up a program
- Step 1
Request an estimate and choose "Recurring cleaning program." Tell us about the property and how often you think it needs cleaning.
- Step 2
We reply within two hours and, where needed, book a free estimate visit to see the property.
- Step 3
You get a quote with the schedule and the budget. Transparent pricing, no hidden charges.
- Step 4
Paperwork first, then the first visit. The Certificate of Insurance goes to building management, and the recurring dates go on the calendar.
FAQ
Frequently asked questions
Is it the same crew every visit?
Programs run with a consistent crew, so the people who come already know your property and your building's rules.
Can a program include power washing?
Yes. Pressure washing of facades, sidewalks and decks can be part of a recurring exterior maintenance program alongside the windows.
Does every visit cover both sides of the glass?
A standard cleaning covers interior and exterior glass with frames and sills. If you only need one side on some visits, tell us and we'll quote the program that way.
How is the budget set?
It's based on the property, the number and types of windows, how easily the glass can be reached and how often we come. The budget is agreed in advance, so there are no surprises during the year.
Do you run programs outside Manhattan?
Yes, in all five boroughs: Manhattan, Brooklyn, Queens, the Bronx and Staten Island.
