Modern corporate office building

Property managers

For property managers and building owners

Managing a building means keeping a long list of vendors on schedule, and exterior work is easy to let slide until a tenant complains or an inspection is coming. Purple Window Cleaning runs scheduled window and exterior maintenance programs for property managers and building owners in all five boroughs, from a single building to a multi-building portfolio. One point of contact coordinates the schedule, building access and the Certificate of Insurance, and the program budget is agreed in advance.

What a program can cover

Build the program around what your buildings need:

One point of contact

You shouldn't have to explain your building twice. One point of contact coordinates your program: the schedule, building access and the insurance paperwork. When the dates are set early, you can give residents and tenants notice in good time.

Insurance paperwork before anyone arrives

Buildings differ in what they ask of contractors. The estimate form lets you select exactly what your building requires: a general liability Certificate of Insurance, additional insured status, workers' compensation, umbrella or high-limit coverage. The team confirms the requirements before the program starts, and the certificate is issued to building management before work begins. Purple Window Cleaning is fully licensed and insured, and our crews are trained and supervised.

Access and building rules

Every building has its own way of letting contractors in. Tell us who holds the keys and the roof access, whether the super needs to be present, which elevator the crew uses and the hours when work is allowed. Your point of contact keeps those details with the program, so each visit starts without a round of phone calls.

A budget you can plan around

The program budget is agreed in advance, with transparent pricing and no hidden charges. It's based on each property, the number and types of windows, how the glass and surfaces are reached, and how often we come.

Owner obligations a program helps with

Some exterior work in New York isn't optional:

  • Sidewalks. Property owners must keep the sidewalk next to the property clean, including 18 inches into the street, and the Department of Sanitation inspects at set times (NYC311). Regular sidewalk cleaning handles what sweeping can't, within the City's washing hours.
  • Facade inspections. Buildings higher than six stories must have their facades inspected every five years under FISP. We support the cycle with cleaning and rope-access work coordinated with your inspector.
  • Safe window cleaning. New York State Labor Law § 202 requires the owners and managers of public buildings, and every contractor involved, to provide safe means for cleaning windows and exterior surfaces.

A program doesn't replace your own compliance obligations, but it keeps the cleaning side of them on the calendar.

Portfolios across the five boroughs

One program can cover buildings in different boroughs. See the service area for Manhattan, Brooklyn, Queens, the Bronx and Staten Island.

Getting started

  1. Step 1

Tell us about your buildings: addresses, floors, roughly how many windows, what you'd like covered and each building's insurance requirements.

  2. Step 2

We reply within two hours and arrange a site visit for each building.

  3. Step 3

You get a program proposal with the schedule and the budget.

  4. Step 4

Paperwork, then the first visit. Certificates go to building management, and the recurring dates go on the calendar.
