How rope access works
In rope access, technicians work suspended on ropes rigged from the roof and clean the facade one vertical section, or drop, at a time. There's no platform to install, no scaffolding frame on the sidewalk and no shed over the entrance. When one drop is finished, the crew moves on to the next.
Because nothing has to be built on the street, rope access suits buildings without a permanent platform system, jobs where scaffolding would be out of proportion to the work, and entrances that have to stay open.
Rope access, platforms, lifts and scaffolding
New York buildings are cleaned in several ways, and the building usually decides which one fits:
- Permanent platforms. Some towers have a roof-mounted system that lowers a platform down the facade.
- Lifts and ladders. Low buildings and ground-floor glass can often be reached from below.
- Scaffolding and sidewalk sheds. Common for construction and facade repairs, but a lot of structure for a cleaning job.
- Rope access. Reaches upper floors from the roof without scaffolding or sidewalk sheds and keeps disruption to the building low.
At the site visit we look at the building and how it can be reached, and the quote tells you how the work will be done.
Safety and compliance
Work at height is regulated. New York State Labor Law § 202 requires the owners and managers of public buildings, and every contractor involved, to provide safe means for cleaning windows and exterior surfaces. On our side:
